When is the best time to list my property for sale?
Thinking of selling your property? When really is the best time to sell your home?

Spring is in the air now at time of writing. The days have almost immediately become warmer. The grass in the garden is starting to recover and brand new leaves are starting to adorn the trees. The air is still dry whilst we await the rains.

Many homeowners are gearing up to list their properties for sale, traditionally as perception has it, from September.

Now, for those of us that have studied economics...when there is more supply and lots of choice, what usually happens?

We should note now, that this article is not meant to be advice or to be constituted as such, rather this is opinion based on collective experience as both estate agents and indeed homeowners ourselves.

What happens when there is a lot of choice? Research has proven that the more choice there is, the more difficult it becomes to choose.

If there were properties similar to yours on the market, which one would buyers choose? Think about that for a moment!

Some say, there is no ideal time of the year to sell your property.

Imagine, all sellers put their home on the market in the same month in your suburb, streets near you...

There would be an over-supply of properties for sale. That would mean more choice. That would likely mean less buyers and demand.

What is likely to happen? The price of your property will not be maximised.

HOWEVER!  If your property is in an area of good demand where few properties come onto the market at any time of the year, then you ought not to be too concerned.

Also, if your property is really unique, such as a bespoke build, not a simple renovation of an old house. Then irrespective, you should be able to achieve a top price and stand-out above the rest.

Likewise if you have recently modernised, done maintenance and spruced up your home, your home may stand-out from the rest as being more loved and valuable. 

People move job locations, have a family, need more space, would like dogs, have extended family to look after, want a bigger house or want a smaller house sooner rather than later.

There are always sellers and buyers in any market for any property! It is just how do you maximise your selling price?

Arguably there could be more buyers in the 2026 market than last year same time due to the generally better economy.

There is always a buyer for YOUR property.

Start by getting an evaluation and appraisal of your home and at what price you could list/market it at. Also, get an objective opinion on what if anything you need to do to the home to maximise the selling price.
